\"Balance\" is a highly customized Morgan 45. There is nothing like her on the market - A must see! 

She has been lovingly cared for by her owners and features a custom hardtop bimini, new dodger, full winter cover (never used), covers for hatches and handrails, many upgrades and amenities, check out her equipment list! Interior and exterior brightwork is in excellent condition and gleams! Teak decking is also in excellent condition with bungs in place and very clean. Includes dinghy, davits, and outboard motor. In addition to being a great live aboard and cruiser she is fully equipped for racing and has participated in many local regattas.

Beginning forward with the guest stateroom with a large centerline berth, storage under and outboard. Settees to port and starboard and and a hanging locker to starboard. There is a private entrance to the head, which is to port, with a shower, marine toilet, vanity with sink, mirror and storage locker. Next is the main salon with a comfortable L-shaped settee with soild teak, highly varnished dining table to starboard and straight settee opposite to port, which converts to a double berth. There is a built-in entertainment center with flatscreen TV, DVD player, stereo and speaker wires throughout. Behind the TV is a hidden compartment with all of the audio/visual equipment organized and out of view. The U-shaped galley is situtated at the base of the companionway steps to starboard. Opposite to port is the passageway leading aft. Navigation station and electric panel are inboard in the passageway. Two cedar lined lockers, one with roll-out shelves for ample storage. Doors to engine compartment are opposite with additional storage inside for spare parts. The aft/master stateroom follows with a centerline queen berth and settees to port & starboard with storage under. Separate digital AC controls in the main cabin and aft cabin, forward A/C replaced in 2010. Cedar lined hanging lockers and drawer storage on both sides and a lady\'s vanity. To starboard is the private head with shower/tub, marine toilet, vanity with sink, thermostatic water temperature control, mirror and locker storage. Storage throughout this lovely yacht is unparalleled.
